How estate agents get found in AI search
Buyers are asking ChatGPT for an agent in their area. If nothing about you is readable on the open web, you are not in the answer. Here is what to fix.
How do estate agents show up in AI search results?
The question has changed
People used to search for an estate agent and pick from ten blue links. Now a lot of them ask an assistant, in a full sentence, and take the two or three names it comes back with. If you are not one of the names, you are not in the running, and you will never see the enquiry you missed.
What these tools can actually read
- Plain text on a public page, served without a login.
- Structured data that says this is a person, this is their area, this is their employer.
- Consistent details across the places you appear.
- Reviews and mentions written as text, not screenshots.
What they cannot read is a lovely PDF, a portal profile behind a search form, or the graphic you made for Instagram. Plenty of very good agents are invisible for exactly that reason.
The short fix list
- Have one public page that is unmistakably about you.
- Say your patch by name, including the neighbourhoods and postcodes you work.
- Say what you actually do: sales, lettings, new builds, prime, relocation.
- Show real numbers and real vouches from people you have worked with.
- Keep the same name, phone and title everywhere.
