Joining

Self-employed estate agents in the UK. Every application is read by a person, so it is not open sign-up. The network is only as good as the people in it, so we are deliberate about who comes in.
Founding membership is free until 31 December 2026, then £19 a month. There is no reduced tier and no catch. Joining now means the rest of 2026 is free.
Most people are matching the same day. You apply, we send you a WhatsApp link, you tell us your patch and what you are working on, and that is it.
Everything starts in WhatsApp, so the day to day is the app you already use. The web app is the engine room behind it, for bulk imports, full deal history and anything you want to see properly on a screen.

Co-broking and matching

You send a voice note or a message about a buyer or a property. We read it, match it against what other members have, and come back to you with the fit and the fee. If it works, you agree the split and get introduced.
It is a percentage of the purchase price, typically 1%, set by the listing agent and shown to you upfront as both a percentage and a pound figure. The listing agent's own instruction fee is never disclosed. You only see your number.
No. Your CRM stays the single source of truth. We match against it live rather than keeping a separate copy, and when you voice note a new buyer into WhatsApp we write it back to your CRM.

Out-of-area seller referrals

You pass that seller to a member who works the area the property is in. You agree your referral fee upfront, typically 15% of their selling fee, and it is paid when the house sells. The instruction you could not take becomes income.
Members own the areas they work, by town and by postcode. When you tell BrokerBuddy where the property is, it lists the members who cover that patch, ordered by their Buddy Score and how well the property fits what they sell.
Only once the other agent accepts the referral on the fee you agreed. Before that they see the property and the area, and the seller's contact details stay with you.
Each referral carries a reference and you both see the same status as it moves from instructed to on the market to under offer to sold. When it completes, your fee is logged and due.

Referrals

Yes, that is the point of the Pass side of the network. Wrong patch, wrong price, or lettings when you only do sales: you hand it to a member who covers it and take an agreed cut of their fee.
Between 10% and 15% of the receiving agent's fee is the usual range in the UK, depending on how warm the lead is. You agree the number before the introduction, and we keep the record.
On completion, when the receiving agent is paid. Because the terms are logged when the lead is passed, nobody has to reconstruct the deal from memory months later.
The terms are written down at the moment of the pass, with both names on them, and the deal is tracked in the network. Members who do not honour splits do not stay members.

Broker Card and being found

A public page about you: your patch, your specialisms, your listings and your vouches. It is server rendered plain text with structured data, so search engines and AI assistants can actually read it.
Buyers increasingly ask an assistant for an agent instead of scanning search results. Those tools answer from readable public pages. If nothing about you is readable, you are not in the answer.
No. You answer a few questions in WhatsApp and we build the page. You can change anything on it whenever you like.

Control and data

Yes. You grant access on your terms, you set the fees and visibility rules, and your data stays in your CRM. You can change or revoke access whenever you want.
No. Other members see that a match exists and the terms on offer, not your client's details. Nothing is introduced until you say so.
Any time. Tell us and we close the account. You can also delete it yourself from the app.
