You've got the house, someone else has the buyer.

Most agents already swap listings in a handful of WhatsApp groups, and most of what gets posted there is lost by the following morning. Here you send the listing to a circle of agents you trust, say up front what you'll pay whoever brings the buyer, and every introduction is kept on the record so nobody has to remember who said what.

Circles are your WhatsApp groups, done properly

A circle is a named group of agents you've agreed to work with, which in practice is usually the same people you already message. What changes is that the listing, the share you're offering and the introduction are all kept in one place, so a buyer mentioned on a Tuesday is still findable a month later and the fee you agreed is written down rather than half-remembered.

Both sides of the same introduction.

You've got the house

  1. Send the listing to a circle, from WhatsApp, the web app or your CRM if it's connected.
  2. Say what you'll give the agent who brings the buyer, as a share of your fee, and the pound figure is worked out against the asking price.
  3. When someone in the circle has a buyer you'll hear about it, and the introduction sits on the record with the date and the agreed share.

You've got the buyer

  1. Listings from your circles turn up alongside your own, and the ones that suit your applicants are flagged to you.
  2. Open one and you've got the photos, the price, the share on offer and who's listing it, before you commit to anything.
  3. Say you have a buyer, pick the applicant and make the introduction, and both of you see it in your introductions with the date on it.

One referral, worked through

Isla lists 15 Hilltop Drive in Harrogate at £860,000 on a 1.3% fee, and sends it to her circle offering 30% of that fee to whoever brings the buyer. Tom, two towns over, has an applicant who's been after exactly that kind of house, so he says he has a buyer and makes the introduction. If it goes through, Tom's share comes to about £3,354, and both of them can see the date, the share and the status the whole way to completion. Isla and Tom are made-up names, but the sums are how it works.

What stays private

The circle sees the listing, the photos and the share on offer, and that's it. Your seller's phone number and email never go in, your buyer's name and contact details stay with you, and contact details only cross over once both agents have agreed the introduction.

The split is yours

The listing agent sets the share, it's shown as a percentage and a pound figure before anyone is introduced, and BrokerBroker doesn't take any of it. You can change it or pull the listing whenever you like.

Buyer referral questions.

You've got a house and another agent has the buyer for it, or the other way round. The listing goes out to a circle, the agent with the buyer says so, and the introduction is made on a share of the fee that was agreed before anyone spoke.
A named group of agents you've chosen to work with, usually the same people who are already in your WhatsApp groups. The difference is that the listings, the fee on offer and the introductions are kept somewhere you can find them again, instead of scrolling away under everyone's messages.
Whatever the listing agent offers, shown as a percentage of their fee and as a pound figure against the marketing price. On our example of an £860,000 house at a 1.3% fee, a 30% share comes to about £3,354, but the split is yours to set and BrokerBroker takes no cut of it.
Nobody in the circle sees your seller's phone number or email, and nobody sees your buyer's name or contact details either. Contact details only cross over once both of you have agreed the introduction.
No. If your CRM is connected, your listings and applicants feed in on their own, but you can just as easily send a listing from WhatsApp with a voice note or load it in the web app at your desk.
Yes, whenever you like. Every listing carries a note of which circle it went to and when, so you always know where it is and can change the share or take it back out.
