What co-broking actually means for a UK estate agent

What is co-broking?

The everyday version

You have a buyer who wants a three bed with a garden in a patch you do not cover. Someone two towns over has exactly that, sat there quietly. On your own, you either lose the buyer or spend a fortnight cold calling. Co-broking is the shortcut: you find the agent who has the house, agree the split, make the introduction, and the deal gets done between you.

Nothing about it is new. Agents have done it over the phone for decades. The hard part was never the idea, it was finding the right person quickly and trusting them with your buyer.

How the split usually lands

Most UK co-broke deals land at fifty fifty on the gross fee. Sometimes it moves, and that is fine. If one side has done the viewings, the chasing and the chain, they will often ask for sixty. What matters is that the split is agreed in writing before the introduction, not after an offer is on the table.

• Agree the split before you introduce anyone.
• Put it somewhere you can both point at later.
• Be clear who is talking to the buyer and who is talking to the seller.
• Be clear who invoices, and when the other side gets paid.

Why self-employed agents do it most

If you are self-employed, every buyer you cannot serve is money you have already spent. You paid for that lead in time or in adverts. Co-broking turns a dead buyer into half a fee, which is a lot more than none of one.

The reason it does not happen more often is not attitude. It is friction. Ringing round twelve agents to find one house is a bad use of a Tuesday, so most people just let the buyer go cold.
